Project Overview

MD Building Services (Maidstone) Ltd delivered a full restaurant fit-out and structural reconfiguration within the historic Market Buildings in the heart of Maidstone. The client, operating a rapidly growing hospitality brand, required a complete transformation of their existing single-unit restaurant into a much larger venue by expanding into the two neighbouring units.

This project combined structural engineering, commercial kitchen installation, front-of-house refurbishment, and full modernisation of the building fabric, resulting in a vibrant, high-capacity restaurant space designed for long-term commercial performance.

1. Structural Openings & Expansion

To enable the restaurant to grow from one unit to three, we carried out significant structural works, including:

• Creation of multiple large structural openings between units
• Installation of steel RSJs and support beams
• Coordination with structural engineers
• Temporary works and propping
• Building Control approvals
• Fire stopping between new compartment lines

These works produced a seamless, open-plan layout, dramatically increasing floor area and customer capacity.

2. Fire Protection & Compliance

As a commercial hospitality environment, the project required:

• Full fire protection upgrades
• Intumescent treatment
• Fire-rated ceilings and compartments
• Upgraded escape routes
• Smoke sealing and regulated protection around structural steel

All works were completed in accordance with Building Regulations and Health & Safety requirements.

3. Commercial Kitchen Supply & Install

To support higher footfall and expanded menu capabilities, we installed a complete commercial kitchen package, including:

• Ventilation & extraction upgrades

• All associated M&E adjustments
